Attic in Deal, NJ Requires Air Sealing Before Installing New Insulation

Challenge

After inspecting this home in Deal, NJ, we found the attic was not properly air sealed. Before installing any insulation, we need to air seal the attic. Homeowners lose most of their conditioned air through the attic. Top plates in the attic can have ¼ to ½ inch gaps, causing air leakage similar to having a window open 4-6 inches year-round, making it impossible to maintain a comfortable temperature.

Solution

We highly recommend air sealing the attic and would never install insulation before doing so. These images show the gaps in the top plate and drill holes, highlighted in green. By using ZypFoam sealant on these seams, we can meticulously air seal the attic, effectively "closing the window" and ensuring an airtight space before installing R-60 cellulose insulation.
