Due to leaky ducts, the owner faces increased energy bills as the conditioned air they're paying for escapes through these openings. This can also result in warmer or cooler air infiltrating the basement, potentially causing moisture issues by creating temperature disparities compared to the outside air. Utilizing mastic tape is a straightforward solution to eliminate these leaks in the ductwork.
Porous Exterior Walls
The exterior basement walls lack insulation, and since cinder blocks are porous, outside air seeps into the basement or crawl space. Any moisture carried by this air leakage enters your home, potentially causing moisture-related problems and discomfort. This is evident when examining the upper left corner, where we observe the basement window. The deteriorating condition of the wood framing around the window indicates the urgent need for its replacement. Once the window is replaced, we can enhance insulation by installing SilverGlo foam boards on the exterior walls of the basement.

This process involves creating a thermal barrier in the basement and crawl space, ensuring that conditioned air stays inside while effectively separating the interior from the exterior environment.

Upon inspecting this crawl space, we observe plants growing and signs of humidity, including dirt in the fiberglass insulation. Unfortunately, the fiberglass insulation is ineffective in insulating the home. The porous foundational exterior wall requires proper insulation. Although we will install SilverGlo foam boards, there is still air infiltration from the rim joists. Stuffing fiberglass insulation into the rim joist proves ineffective, evidenced by dirt buildup in the fiberglass due to outside air leaking into the home through unsealed rim joists. This can result in cold floors and increased moisture issues. The solution lies in simply sealing the rim joists with spray foam insulation.
Rim Joists
We can detect the presence of moisture by simply examining the fiberglass insulation around the rim joists. Given that fiberglass insulation is porous, it fails to provide effective insulation or prevent air leakage into the rim joists. Our plan is to remove the fiberglass insulation and apply spray foam to the rim joists to effectively prevent outside air from infiltrating the home.
