Neptune, NJ: Cold Floors, Drafts, and Humidity from Vented Crawl Space
Challenge
We are in Neptune, NJ, inspecting a homeowner’s vented crawl space. Many older homes in New Jersey feature vented crawl spaces, but newer homes are moving away from this design. Vented crawl spaces allow cold air to enter during winter, resulting in cold floors and drafts. In the summer, hot air and humidity can accumulate, making the home uncomfortable. These fluctuating temperatures can also lead to potential issues such as mold, rot, odors, and pests.
Solution
To address this issue, we seal the vents with SilverGlo insulation and use spray foam to close any remaining gaps, ensuring an airtight seal. Next, we install SilverGlo along the interior foundation walls of the crawl space to prevent air leakage. Finally, we spray foam the rim joists and install a CleanSpace encapsulation liner on the ground. These solutions create an effective thermal barrier between the exterior and interior of the house, enhancing comfort and energy efficiency.
